The Eclipse offers a range of one and two-bedroom floor plans. The availability changes frequently, so it's best to check our Floor Plans page or give us a call for the latest listings.

Scheduling a tour is easy! You can book an in-person guided tour on our website or you can contact our leasing office directly. We'll be happy to arrange a convenient time for you to visit our property and explore all its features.

Our application process is straightforward. You can apply online through our secure applicant portal. We'll need some basic information, like rental history and income verification. Please note that an application fee (non-refundable) per resident may apply. 

Our community partners with SNAPPT, a state-of-the-art, AI-driven fraud detection software, enabling us to quickly pinpoint any tampered or modified bank statements, pay stubs, and documents with over 99% accuracy. Your safety is our priority!

Our team will guide you through the application process and keep you informed at every step. Please note that our community does not accept reusable tenant screening reports and is not approved for The Housing Choice Voucher Program (HCV) at this time.

Absolutely, pets are more than welcome here at our Duluth, GA community! Cats and dogs up to 50 pounds are permitted. 

When you’re applying, we’ll walk you through all the details about our pet policies, any fees, and extra pet rent. Plus, our leasing team can point you to great local pet-friendly spots, city parks, and off-leash areas around the community. Feel free to ask us anything about living here with your furry friends.

PET POLICY

Limit 2 indoor pets per apartment. No exotic animals. Non-refundable pet fee of $300 for the first animal. $200 for each additional animal. Monthly rent $20 per pet.

BREED RESTRICTIONS: Excluded dog breeds include Akita, Alaskan Malamute, American Bull Dog, American Pit Bull Terrier, American or Bull Staffordshire Terrier, Bullmastiff, Bull Terrier, Chinese Shar-Pei, Dalmatian, Doberman Pinscher, Presa Canario, Pit Bull, Rottweiler, Siberian Husky, Stafford Terrier, Chow, German Shepherd and any mix thereof. Letter required by Certified Veterinarian for proof of breed, weight, and required vaccinations. 

Yes. Our one-bedroom and two-bedroom floor plans come with in-home washer and dryer set included. Having a private washer and dryer closet makes doing your laundry easy and comfortable, right at home.

Our apartment homes feature all-electric kitchen appliances, providing a cleaner and healthier cooking environment. 

We're happy to provide more details on standard furnishings when you inquire about a specific apartment home.

We have a dedicated, on-site maintenance team ready to address any issues promptly. You can submit service requests through our online portal or by contacting our office. Emergency issues are given the highest priority. Routine requests are typically addressed within 48 hours.

The inclusion of utilities varies by property. Some may include water, sewer, and valet trash service, while others may have additional utilities covered. We'll provide detailed information about monthly charges during the leasing process.

Note that our cable-ready apartment homes feature centralized air conditioning and electronic thermostats.

Your monthly (recurring) and move-in (one-time, up-front) costs will depend on factors like your lease term, move-in date, location, and amenities. Non-refundable fees such as application, admin, and amenity fee may be required at the time of application and/or move-in. We will provide you with transparent information about these costs in the leasing process when you inquire about a specific apartment home. 

Ask our leasing team about any current move-in specials as fees might be reduced or even waived.

In addition to the first month of rent, renters usually need to pay a security deposit as well at the time of move-in. On average, the security deposit is equal to one month's rent.

Yes. The Eclipse requires all residents to have renter's insurance. This helps protect your personal belongings in case of unexpected events. It's an affordable way to ensure peace of mind throughout your lease.

We offer convenient online rent payment options through our secure resident portal.

We also partner with Flex— a monthly subscription service** that helps you pay rent on time, improve cash flow, and build credit history. Each month, Flex splits your rent into two payments— you pay part of your rent up front, and the rest later in the month when it works best for you. Ask our friendly leasing staff about program details and resident eligibility.


**Flex services are offered as a monthly membership with a recurring fee of $14.99, which includes access to a Flex line of credit from Blue Ridge Bank, N.A., Member FDIC or Lead Bank, at 0% APR. An application and approval are required. A bill payment fee of 1% of your total rent is also charged when you pay your rent using Flex (additional card processing fee applies when using a credit card). Membership is subject to credit approval, and individual credit line amounts vary based on eligibility (graphics are illustrative only). Active membership requires timely payments each month and will automatically renew until canceled. Breaking a lease is a serious matter, and it's important to discuss it with our on-site leasing team. We may have options available, such as negotiating an early termination agreement. We'll work with you to find the best solution.
